The Law Offices of Robert J. Huguelet, Jr., P.C. is a general practice law firm with a particular focus on the areas described below:

Business Law

Representation of corporations (both business and non-profit), limited liability companies, partnerships, sole proprietorships and family business entities in their formation, operation, transactions and succession planning.  Includes: representation in purchase and sale of assets transactions, stock purchase transactions, and finance transactions;   preparation and negotiation of contracts; shareholder agreements, operating agreements, consultation on employment matters, franchise agreements, covenants not to compete, and confidentiality agreements.

 

Real Estate Transactions

Representation in purchase and sales transactions of vacant land, residential property, commercial buildings, industrial buildings and shopping centers, including: Articles of Agreement for Warranty Deed (installment sales) transactions, Option Contracts, Section 1031 Exchange transactions and financing.

 

Construction Law

Representation of owners, developers, general contractors, subcontractors and material suppliers in construction contract negotiation and preparation; representation in mechanics’ lien litigation.

 

Landlord Tenant

Representation of landlords and tenants in preparation and negotiation of commercial, industrial and residential leases (including ground leases) and property management agreements;  representation in forcible entry and detainer litigation.

 

Homeowner Associations

Prepare Declarations of Covenants Restrictions and Easements for common interest communities, including condominium developments (residential and commercial), townhome developments and single family developments; form and represent associations.

 

Land Use/Zoning/Development

Represent owners and contact purchasers of agricultural, residential, commercial and industrial properties before zoning authorities to obtain land use approvals and entitlements.  Includes approvals to annex, zone, subdivide, improve, and develop real estate. Extensive involvement with land planners, engineers, environmental consultants, traffic consultants and other professionals.  Negotiation and preparation of annexation agreements, development agreements, easements, declarations of covenants and restrictions.

 

Estate Planning and Probate

Preparation of wills, trusts (including living trusts and special needs trusts), property and health care powers of attorney, Federal and Illinois estate tax returns; representation of decedents' estates and disabled persons' guardianships and trusts.
